BUENA PARK, CALIFORNIA

Home Remodeling Contractor in
Buena Park, CA

With more than 10 years of experience, ARD Remodeling takes on kitchens, bathrooms, floors and whole-home updates for homeowners in Buena Park, California. The free estimate is a walk through your home, and the scope is written down before anything is scheduled. The city's housing data put nearly three of every four homes in the 1950s, 60s and 70s, and its permit counter keeps a Monday-to-Thursday week with plans handed in by hand. We shape your plan around both from the first visit.

City Hall

A four-day City Hall: planning around the Buena Park counter

Buena Park City Hall, at 6650 Beach Boulevard, is open Monday through Thursday and closed every Friday. The Building Division page says plans for submittal and resubmittal are accepted in person only, and not by courier, electronic submission or mail. It also says plans submitted after November 25, 2025 must follow the 2025 California building codes. Because the drawings travel by hand, a correction means another trip on a four-day schedule, so we sort out early which sheets your job is likely to call for.

  • Monday to Thursday only

Permit issuance is listed from 7:30 a.m., and City Hall keeps its doors open from 7 a.m. to 6 p.m. We bundle city errands into those days.

  • Call before you drive

The city's own pages give slightly different closing times for the counter, so we confirm with the Building Division at 714-562-3636 first.

  • Plans go in by hand

Plan check submittals are taken until 5 p.m., Monday to Thursday. If a drawing set is needed, we plan the trip with you.

Work hours

Quiet hours for loud tools: Sundays off, nothing from 8 p.m. to 7 a.m.

Section 8.28.040 of the Buena Park Municipal Code names work on buildings and structures, excavation included, that uses equipment such as air compressors, jackhammers, power-driven drills and excavators when it disturbs people in homes. That equipment is barred on any Sunday and, on other days, between 8 p.m. and 7 a.m. The section makes room for work done under the written permission of the city engineer and for emergency work. We plan the loud steps well inside daytime hours and tell you the order beforehand.

  • Loud steps in daylight

Demolition, cutting and drilling are set for weekday daytime hours, with a heads-up to you and your neighbors.

  • Shared buildings may be stricter

A condo or apartment-style building can have its own hours and elevator rules. Ask management before a date is set.

PLACES TO START

Where a Buena Park plan often begins

Most projects combine two or three of these.

  • Kitchen update

Cabinets, counters and lighting, with an island if the room allows. ARD has a project page in nearby Fullerton, Open-Concept Kitchen Update, with maple shaker cabinets, a navy blue island, subway tile, pendant lights and hardwood floors that flow into the dining area.

  • Bathroom rebuild

A new shower or tub surround, vanity and tile, with the 1994 fixture date checked first.

  • Floors through the main level

New flooring across connected rooms, laid once the dust-making work is over.

  • Patio doors and windows

A wider opening to the yard changes light and flow, and we measure it against the opening you have today.

  • Paint and trim

Final coats come last, after the other trades have cleared out.

  • Living and family rooms

Shelving, lighting and paint chosen as a set for the rooms the household uses most.

Housing age

Tract-house decades: what the age of a Buena Park home tells us

The housing profile that SCAG prepared for the city, using American Community Survey estimates for 2014-2018, puts 38.9 percent of Buena Park's housing units in the 1950s, 15.9 percent in the 1960s and 19.1 percent in the 1970s. A California Department of Finance estimate in the same profile counts 25,134 housing units, 14,476 of them detached single-family houses. A house of that vintage has usually been changed in pieces, so we ask what was done before and when.

  • Tell us about earlier work

Enclosed patios, converted garages, old additions and past repairs all change what sits behind a wall. Photos, invoices and permit records help even when incomplete.

  • One opening per wall

Wiring, lighting and plumbing for rooms that share a wall are laid out together, so the wall is only opened once.

  • Bathrooms carry a date

A permitted bathroom remodel in a house built and in use by 1994 raises a fixture question. Our Buena Park bathroom page walks through it.

THE YARD SIDE

A covered patio that works like another room

In Southern California the patio is where a house keeps working after dinner. We plan the cover, the floor surface, the lighting and the door to the house together, so the step from inside to outside feels natural.

  • Shade where you sitThe cover is placed for the afternoon sun at your table, not just centered on the wall.
  • A level step outsideThe threshold is planned so chairs, carts and strollers roll over it without a bump.
  • Lights and outlets firstWiring for ceiling lights and outlets is laid out before the cover goes up.

Adding space

Adding space or reshaping the yard side: Planning comes before Building

The city's Room Additions page says to submit three sets of complete drawings to the Planning Division for zoning and plot plan approval, and that an addition larger than 50 percent of the existing habitable area needs Planning Commission approval. The Planning Division page links handouts on setbacks, driveways and fences, room addition guidelines and accessory dwelling unit regulations, and says fence and wall plans are reviewed by Planning. If your project may grow the footprint, we raise it at the estimate so the Planning step does not surface late.

  • Half the house is the line

The city names 50 percent of today's habitable area, so rough floor areas go into the first notes.

  • Garage conversions and ADUs

The Planning page links the ADU and JADU rules. If a garage may become living space, tell us early and we read them together.

  • Fences and walls

Planning reviews fence and wall plans, so yard-side changes go on the list at the start.

BEFORE WE VISIT

What to have ready for a Buena Park estimate

Rough answers are enough. They only save time at the visit.

  1. 1Your address and, as near as you can say, the year the house was built
  2. 2Whether it is a detached house, a townhome or a condo, and the name of the association if there is one
  3. 3Any wall you may want to move or open
  4. 4Earlier additions, enclosed patios or converted garages
  5. 5Photos of each room, its floor and its ceiling
  6. 6Anything you want to keep, such as a floor, a window or a cabinet run

Missing an item? We fill the gaps together at the visit.

HOW IT WORKS

How a project in Buena Park runs

  1. Step 1

    Walk the house

We go room by room, take measurements and ask what has been done to the house before.

  2. Step 2

    Write the scope

Materials, finishes and the extent of the work go on paper before a date is set.

  3. Step 3

    Plan the city trips

We help with the paperwork and approvals the job calls for, from the Planning step to hand-delivered plan check, depending on the project.

  4. Step 4

    Build in daytime hours

Trades are sequenced inside the city's quiet hours, and we walk the finished rooms with you.

City Hall is closed on Fridays

The Planning Division page says City Hall is open 7:00 a.m. to 6:00 p.m., Monday through Thursday, and closed every Friday. For help with the Online Inquiry Portal it gives the Administrative Staff at (714) 562-3620. It lists the single-family quick reference handout (setbacks, driveways and fences), the single-family room addition guidelines with a sample plot plan, and ADU/JADU regulations, and says the Planning Division must review and approve all fence and wall plans. Two versions of the page list slightly different Planning counter hours, so call before a visit.

    Room additions start with Planning

The Room Additions page says to submit three sets of complete drawings to the Planning Division to obtain zoning and plot plan approval, and that if a room addition exceeds 50% of the existing habitable area of the home, it requires Planning Commission approval. Planning is listed at 714-562-3620. The same page gives plan check and permit submittal times of 7:45 a.m. to 4:30 p.m., Monday to Thursday, which differ from the Building Division page.

    Noise rules for loud tools

Chapter 8.28 of the municipal code, section 8.28.040, lists work on any building or structure, including excavation, that uses equipment such as an air compressor, jackhammer, power-driven drill or excavator and makes loud noise that disturbs people in homes. That use is barred on any Sunday and on any other day between 8 p.m. and 7 a.m. The section excepts work under the express written permission of the city engineer, emergency work to preserve life or property, certain public utility work and work in a manufacturing zone at least 500 feet from a residential zone.

Age and type of the housing stock

SCAG's Pre-Certified Local Housing Data for the City of Buena Park (updated April 2021) reports from American Community Survey 2014-2018 5-year estimates that 38.9 percent of housing units were built in 1950-1959, 15.9 percent in 1960-1969 and 19.1 percent in 1970-1979, and that 1950-1959 is the decade with the highest share. From California Department of Finance E-5 estimates it reports 25,134 housing units: 57.6 percent single-family detached, 8.2 percent single-family attached, 6.9 percent in buildings of two to four units, 25.9 percent in buildings of five or more units and 1.4 percent mobile homes.

Which parts of Buena Park do you cover?

Buena Park is on our service-area list, with Fullerton, Anaheim, Cerritos, La Habra, Norwalk and Placentia close by. Send your address with the request or call (424) 402-5114, and we will confirm the visit.

Can plans be emailed to the Buena Park Building Division?

The Building Division page says plan check submittals and resubmittals are accepted in person only, Monday through Thursday, and are not accepted by courier, electronic submission or mail. We help assemble the paperwork and tell you early which sheets are likely to be asked for.

Is City Hall open on Fridays?

The city's Planning Division page says City Hall is open 7 a.m. to 6 p.m., Monday through Thursday, and closed every Friday. The Building Division lists its own counter times, with permit issuance until 5:30 p.m. and plan check submittals until 5 p.m., so we call 714-562-3636 before a trip.

When is loud work allowed at a Buena Park home?

Section 8.28.040 of the municipal code bars equipment such as air compressors, jackhammers and power drills, when it disturbs people in homes, on any Sunday and between 8 p.m. and 7 a.m. on other days. The city engineer can grant written permission for exceptions, and your building may add tighter limits.

My house dates from the 1950s. Does that change how you plan the work?

It can. The SCAG housing profile shows 1950 to 1959 as the biggest building decade in the city, at 38.9 percent of units. Tell us the year and anything done since, and we plan the order of work around it. For a bathroom, the year also decides whether California's 1994 fixture date comes into play.

Does adding a room mean more approvals?

The city's Room Additions page sends three sets of drawings to the Planning Division for zoning and plot plan approval, and says an addition above 50 percent of the existing habitable area needs Planning Commission approval. Fence and wall plans are also reviewed by Planning. Tell us at the estimate if the footprint may grow.

Is there a nearby project I can look at?

The Projects section has an Open-Concept Kitchen Update in Fullerton, with maple shaker cabinets, a navy blue island and hardwood floors that flow into the dining area, and Granite Kitchen Countertops in Anaheim, with polished dark granite and a matching backsplash. Each is one example, not a promise of a particular look for your home.
