Home Remodeling Contractor in
Anaheim, CA

With more than 10 years of experience, ARD Remodeling updates kitchens, bathrooms, floors and whole homes for homeowners in Anaheim, California. The visit and the estimate are free: we walk through the house, listen to what you want changed and write the scope down before a date is set. A large share of Anaheim's housing went up between 1950 and 1980, so we also plan for what older walls, pipes and wiring may need once a room is opened.

Permits

Who to call before you choose finishes

Permit questions are easiest to settle before materials are ordered. The city's Building Division works from Anaheim City Hall at 200 S. Anaheim Boulevard, Suite 145, and answers at (714) 765-5153. Call ahead to confirm counter hours.

We use that line to check how your scope will be handled, and we help with the permit paperwork and approvals your project calls for, including your HOA's if you have one.

  • Describe the scope in a few lines

Say which walls, pipes or circuits change and which stay. The answer you get depends on that list.

  • Write the answer down

Who said what, and when, goes into your project folder.

  • HOA approval is its own step

An association reviews a project separately from the city. Ask for its application form early.

How the 7 a.m. to 7 p.m. window shapes a work day

Section 6.70.010 of the Anaheim Municipal Code sets a general sound limit at the property line and exempts construction and building repair from it between 7:00 a.m. and 7:00 p.m. The Director of Public Works or the Building Official can allow extra hours when they judge it necessary. We confirm weekend and holiday rules with the city before booking any noisy work.

  • Saws and demolition mid-day

Cutting and demolition are scheduled well inside the window, so nothing loud is left for the last hour.

  • Tidy at the end of the day

Sweeping up and packing tools are planned so the house is calm again by evening.

WHAT ANAHEIM HOMEOWNERS PLAN

Jobs we scope most often

Most first conversations combine two or three of these.

  • Kitchen update

Counters, cabinets, backsplash and lighting. ARD's Anaheim project page shows dark granite flecked with gold, a matching backsplash and maple shaker cabinets.

  • Bathroom renovation

Showers, vanities, tile and fixtures. The details are on the Anaheim bathroom remodeling page.

  • Open living areas

Joining kitchen, dining and living space, with the structure behind any wall checked before the plan is final.

  • Flooring through connected rooms

One material from room to room, laid after the dusty work is over.

  • Windows and doors

Replacements and new openings, with exterior changes on historic properties raised with the city first.

  • Several rooms in one plan

Rooms are sequenced together so walls open once and finishes go in last.

Walls built between 1950 and 1980

The city's 2014-2021 Housing Element reported that over 70 percent of Anaheim's housing units were built before 1980, with construction peaking between 1950 and 1980. It also treats housing more than half a century old as aged and more likely to need major repairs. That does not mean your house has problems. It means the first visit is built around the questions an older house raises.

South Coast AQMD guidance says a written asbestos survey comes before any demolition or renovation, even when no notice to the district is needed. Whether anything applies to you depends on the materials in your house, so give us the build year and any past remodels as early as you can.

  • Share what you have

Earlier plans, permit records, invoices from past repairs and photos of old finishes all help.

  • Pipes and circuits for the room

We look at what feeds the room you are changing before the scope is final, because supply lines and wiring from that era can become part of the job.

THE FIRST FEW STEPS

Entries and storage that handle everyday traffic

The entry takes more daily wear than almost any room, with shoes, bags, keys and weather arriving at once. We look at what actually lands there and plan the bench, hooks, closet doors and flooring around it.

  • Closets and doorsDoor type and swing are matched to the space around them.
  • A floor for shoesA hard-wearing surface that carries on into the next room.
  • Light where you drop thingsA fixture placed over the bench and the mirror, wired while the wall is open.

Homes on the city's historic inventory

The city's Historic Preservation FAQ says it keeps a local inventory of more than 1,400 properties classified as historic, mostly in the downtown historic districts or more than half a century old. When the owner of a historic property applies for a building permit, preservation staff review the plans and recommend ways to keep historic features.

Properties under a Mills Act contract go further: since April 16, 2019, their exterior alterations need approval from preservation staff.

  • Ask before you order

Check with the city's Planning and Building Department whether your address is on the inventory before you choose exterior materials.

  • Bring street-side photos

Mills Act approval covers exterior alterations, so photos of the front and sides make that conversation faster.

FOR THE WALK-THROUGH

What to have ready when we visit

None of it is required. Whatever you can find makes the estimate more accurate.

  1. 1Your address and, if you know it, the year the house was built
  2. 2Whether the home sits in an HOA community or on the city's historic inventory
  3. 3Photos of every room you want changed
  4. 4Any earlier plans, permit records or repair invoices
  5. 5Which walls, fixtures or windows you want to move or replace
  6. 6A rough idea of the finishes you like

Missing pieces are fine. We sort them out together at the visit.
