PLACENTIA, CALIFORNIA
Home Remodeling Contractor in
Placentia, CA
With more than 10 years of experience, ARD Remodeling takes on kitchens, bathrooms, floors and whole-home updates for homeowners in Placentia, California. The free estimate is a walk through your home, and the scope is written down before anything is scheduled. Three local details are worth planning around: the Building Division counter is closed on Fridays, the city's Permits Online portal is still in beta, and older houses may appear in the city's historic resources database. We sort those out with you from the first visit.

City process
Closed on Fridays: how the Building Division counter works
The city's Building and Safety page lists the Building Division as open Monday through Thursday, 7:30 a.m. to 6:00 p.m., and closed Friday through Sunday. Most questions go faster by phone at (714) 993-8124 than by a trip to 401 E Chapman Avenue. We write the scope first, then tell you what to ask the city before anything is filed.
Inspections are booked by phone
Inspections run Monday through Thursday, 9 a.m. to 5 p.m. The city does not book one for the day you call, and a cancellation needs at least 24 hours' notice.
A newer code edition
Plans accepted into review on or after January 1, 2026 must follow the 2025 California Building Code, so new drawings are prepared to that edition.
Remodeling hours: weekdays 7 to 7, Saturdays 9 to 6, Sundays 10 to 5
Section 23.81.170 of the Placentia Municipal Code allows remodeling and repair work Monday through Friday from 7 a.m. to 7 p.m. and on Saturday from 9 a.m. to 6 p.m. The same table allows it on Sundays and holidays from 10 a.m. to 5 p.m., while initial construction is prohibited on those days. The noise chapter adds that construction is prohibited outside the hours in 23.81.170.
Loud steps go on weekdays
Demolition, cutting and drilling are planned for weekdays where the layout allows, and you hear the order before it starts.
A window is not a plan
A permitted Sunday slot does not make Sunday a good day. Tell us about neighbors or a community with stricter hours before dates are set.
PLACES TO START
Where a Placentia plan often begins
A few starting points. Most projects blend two or three of them.
Kitchen update
Cabinets, counters, lighting and an island. ARD has a project page in neighboring Fullerton, Open-Concept Kitchen Update, with maple shaker cabinets and a navy island.
Bathroom rebuild
A new shower or tub, vanity and tile, with waterproofing and the 1994 plumbing-fixture rule worked out first.
Countertops
Edge, backsplash and sink cutout decided together. ARD has a project page in neighboring Anaheim, Granite Kitchen Countertops, with polished dark granite flecked with gold.
Floors through the main rooms
New flooring across connected rooms, laid once the dusty work is over.
Den and family room
Built-in shelves, lighting and doors that tie the room to the patio.
Whole-home refresh
One plan for several rooms, so the order of work is settled up front.
Filing
Paperwork to have in hand, and a portal still in beta
The city's submittal page names what the counter asks to see when a permit is pulled: government-issued ID, a notarized letter of authorization for anyone acting as an agent of a homeowner or contractor, and in some cases a grant deed. Permits Online, the city's SmartGov portal, lets users submit permits, research issued ones and pay online, but the city calls it beta software and asks applicants to contact Development Services before filing through it.
Condo, townhome and HOA properties
For an HOA or apartment complex the city requires a notarized letter of authorization from the association, management or landlord. We ask who signs for your community at the first visit.
Call before you click
Development Services answers at (714) 993-8124. We gather the pieces with you and ask which way your project should go.
THE KITCHEN'S BACK ROOM
A pantry that keeps counters clear
A walk-in or tall pantry takes small appliances, bulk food and trays off the counters. We plan shelf depth, the door, the light and the outlets together, so the pantry gets used every day and the walls are opened only once.
- Shelves sized to what you storeDepth and spacing follow your jars, boxes and appliances.
- A door that suits the roomGlass, solid or open, chosen with the swing of the kitchen in mind.
- Light insideA fixture planned with the wiring, so the back shelf is easy to see.

Older homes
An older house? Ask Planning before you design
Placentia's Historical Conservation page says the city may survey an area to identify and evaluate historic resources, and it posts a 1988 survey and a 2002 update. Owners can search the city's online database, and the Planning Division answers questions at DSD@placentia.org or (714) 993-8124. The page also refers to review procedures for demolitions or alterations, so a new window, door or roofline is worth raising before drawings. We cannot tell from the street whether a house is listed, so we do the lookup at the first visit.
Search with your address
If you can, look the house up in the city's database before the estimate and send us what you find.
Photograph the original details
Windows, trim, porch posts and rooflines in photos help everyone discuss the same house.
BEFORE WE VISIT
What to gather for a Placentia estimate
Rough answers are fine. This only saves time at the door.
- 1Your address and, as near as you can say, the year the house was built
- 2Whether the city's historic resources database lists the property
- 3The name of your HOA, if there is one, and who signs for it
- 4Photos of every room in the plan, ceilings included
- 5Features you hope to keep, such as a window, a floor or a cabinet run
- 6Earlier plans, permit records or repair invoices
A thin folder is fine. We fill in the rest at the visit.

What the counter asks for
To pull a permit the page lists valid government-issued identification, a notarized letter of authorization for agents of a contractor or homeowner, and, in some instances, a grant deed. When pulling a permit for an HOA or apartment complex, a notarized letter of authorization from the association, management or landlord is required. The application is completed and signed by a property owner, a contractor or an authorized agent for the owner, and goes to the Building Division after planning and zoning clearance.

Permits Online is in beta
The page says users can submit permits, research active and issued permits, and pay for permits online through the City's SmartGov portal, and that the public portal for the new permit tracking software is currently in beta testing. The city asks applicants to contact the Development Services Department directly before attempting to submit through it.

Historic resources
The Historical Conservation page says the City may conduct a historic resources survey to identify and evaluate historic resources, and it links a 1988 Historical Resources Survey and a 2002 Historical Resources Survey. It says a property included in a survey has had a preliminary determination of its historic significance, that review procedures for demolitions or alterations follow similar procedures, and that owners can search the city's online database of historic resources. For questions about historic significance it directs people to the Planning Division at DSD@placentia.org or 714-993-8124.
