ORANGE, CALIFORNIA
Home Remodeling Contractor in
Orange, CA
With more than 10 years of experience, ARD Remodeling takes on kitchens, bathrooms, floors and whole-home updates for homeowners in Orange, CA, the city in Orange County. The free estimate is a walk through your home, and the scope is written down before anything is scheduled. Two local points shape many plans: the city accepts permit applications only through its online Civic Portal, and an address in Old Towne comes with design standards for exterior changes. We ask about both at the first visit.

Permit applications in Orange go through the Civic Portal
The city's Building and Safety Services page says the Building Division accepts all permit applications only through the Civic Portal. You create an account, complete your profile under the My Profile tab after logging in, and then find the Building Division tab on the portal's homepage. The office at 300 E. Chapman Ave. keeps a counter, and the page lists in-person fee payment until 4:30 p.m. We sort out the paperwork with you before anyone sits down at the portal.
An account comes first
Set up the account and profile before you need the application. We tell you which drawings and details to have in hand.
Call before you drive
The city's pages list different counter hours, and one mentions closures on alternating Fridays. Phone (714) 744-7200 first.
Planning keeps its own counter
The Planning Division's Staff Review Committee page lists a public counter from 8:30 a.m. to 4:30 p.m., closed on alternating Fridays, with the City Calendar showing which ones.
Work hours
Work hours: 7 a.m. to 8 p.m., with a later Sunday start
The Building Inspections page lists construction hours of 7 a.m. to 8 p.m. Monday through Saturday and 9 a.m. to 8 p.m. on Sundays or city-recognized holidays. It adds that complaints are referred to the Orange Police Department and violators may be cited. Those are the city's outer limits, not a promise that every hour suits your street, so we put demolition and cutting on weekday daytimes where the plan allows and tell you the order before it starts.
A heads-up for the neighbors
A short note before demolition day costs nothing and heads off most complaints.
An HOA or shared wall may be stricter
Association and condo rules sit on top of the city's. Send them to us before a start date is chosen.
PLACES TO BEGIN
Where an Orange plan often starts
Most projects combine two or three of these.
Kitchen update
Cabinets, counters, lighting and a layout built around how you cook, with plumbing and wiring moved only when the plan needs it.
Bathroom rebuild
A new shower or tub, tile and vanity. Our Orange bathroom page covers the state fixture rule for older houses and the local water.
Floors across connected rooms
New wood, tile or vinyl through rooms that share a view, with the joints between materials planned in advance.
Windows and doors
Larger openings change light and flow. In Old Towne they are exterior changes, so the city's review comes first.
Bars, counters and backsplashes
ARD has a project page for a quartz bar top and backsplash in neighboring Tustin, with a thick bar top, a matching full-height backsplash, a small bar sink with a matte black faucet and walnut cabinetry.
Living room and dining area
Finishes and lighting that tie the living and dining areas together.
Old Towne
If your address is in Old Towne, exterior plans meet a design review
The city's preservation page says it adopted the Historic Preservation Design Standards for Old Towne in 1995, working with community groups, and that most exterior changes to properties in the Historic District are reviewed for conformance with them. Many projects can be approved by staff through Minor Design Review, while a substantial change goes to the Design Review Committee. The page dates the earliest Old Towne buildings to the 1880s, so the age of the house is part of the plan. A street name does not tell us whether your lot is inside the district, so we ask the city.
Windows and doors are exterior work
A new style or a larger opening changes the face of the house. Ask Planning before you choose one.
Yards follow the standards too
The page says projects such as landscaping may be exempt from review but must still conform to the Design Standards.
Interior-only work
The page we read speaks to exterior changes and does not say how interior-only work is treated, so we confirm with Planning staff.
WHERE TWO FLOORS MEET
A threshold that stays flat underfoot
Many entries are tiled while the rooms behind them have wood or vinyl, and the two materials rarely sit at the same height. We settle the underlayment, the transition strip and the door swing before anything is ordered, so the join is level and the door clears it.
- Heights matchedUnderlayment is chosen so tile and wood finish at one level.
- Door swing checkedThe door clears the new floor without a gap or a scrape.
- Pattern centeredA tile layout starts at the door so the cuts at the edges are even.

Inspections
Inspection day: plans on site and a booking window
The city's inspection page says inspections can be scheduled starting at 8:00 a.m. on any business day and up to three business days in advance, depending on availability, and that each one is booked through the Civic Portal with an account. When the dates you want are full, it says to try again the next business day at 8:00 a.m. The approved plans and the yellow permit card must be available to the inspector, and inspectors will not try to enter a house with no one home. We line the trades up so the work is ready when the inspector arrives.
Plans and permit card at hand
Keep both where the inspector can find them during the visit.

- 3Photos of each room you want to change and of the front of the house
- 4Any HOA or condo rules on work hours and exterior changes

Old Towne design standards
The city worked with community groups to develop and adopt the Historic Preservation Design Standards (HPDS) for Old Towne in 1995, and they apply to properties within the Historic District. Most exterior changes to properties in the district require review for conformance with the HPDS. Many projects can be reviewed and approved by staff through a Minor Design Review process; projects that propose a substantial change are reviewed by the Design Review Committee. Projects such as landscaping may be exempt from a review process but must still conform to the Design Standards.

FAQ
Remodeling questions in Orange
Direct answers to what homeowners ask us most. If your question is not here, call or send a request.
- Orange
- Permits
- Clear scope
Do you work throughout the city of Orange?
Orange is on our service-area list, along with Anaheim, Santa Ana, Tustin, Placentia, Fullerton and Yorba Linda nearby. We mean the city of Orange, not the county. Send your address with a request for a free estimate, or call (424) 402-5114, and we will confirm the visit.
Can I file a remodel permit at the counter in Orange?
The city's Building and Safety page says the Building Division accepts all permit applications only through its Civic Portal, so filing starts with an online account. The counter at 300 E. Chapman Ave. lists in-person fee payment until 4:30 p.m. The city's pages are not consistent about counter hours, so call (714) 744-7200 before you go.
What hours can contractors work in Orange?
The city's inspection page lists 7 a.m. to 8 p.m. Monday through Saturday and 9 a.m. to 8 p.m. on Sundays or city-recognized holidays. Complaints go to the Orange Police Department. An HOA or a building with shared walls may set tighter hours, so send us its rules before a start date is chosen.
How do I find out whether my house is in Old Towne?
The city's Planning Division can answer for your address, and we bring the question up at the estimate. The design standards apply to properties inside the Historic District, so the lot matters more than the street name.
Does an interior remodel in Old Towne need design review?
The city's Old Towne page says most exterior changes are reviewed against its design standards. It does not describe how interior-only work is treated, and whether a building permit is needed is a separate question for Building and Safety. We ask Planning before the scope is final if your address is in the district.
How are inspections booked in Orange?
Through the Civic Portal, with an account. The city says booking opens at 8:00 a.m. on any business day for up to three business days ahead, depending on availability. The approved plans and the permit card need to be on site, and someone has to be home.
