IRVINE, CALIFORNIA
Home Remodeling Contractor in
Irvine, CA
With more than 10 years of experience, ARD Remodeling takes on kitchens, bathrooms, floors and whole-home updates for homeowners in Irvine, California. The free estimate is a walk through your home, and the scope is written down before anything is scheduled. Irvine adds two checkpoints to many plans: the city takes remodel applications through an online portal, and many homes also answer to a community association. We line both up with you from the first visit.

Getting a remodel through Irvine's online portal
The city's page for interior remodels says the application must be submitted through the IrvineReady! online portal, and that more items may be requested during plan check. It puts the HOA first in line, so we ask about your association at the estimate instead of after the drawings are done.
A packet, not a single form
The city's checklist names an application package, a remodel title sheet, floor plans and energy forms. Which ones apply depends on the work.
Condo and townhome owners
The city asks condo owners for HOA-approved design plans, so that sign-off has to exist before you submit.
Plumbing in older homes
For homes built before 1994 the page points to Bulletin 321 on water-conserving fixtures. Our Irvine bathroom page has the details.
Irvine's work window: weekdays until 7, Saturdays from 9
The city's Building and Safety page says the code restricts construction to 7 a.m. to 7 p.m. Monday through Friday and 9 a.m. to 6 p.m. on Saturdays, and prohibits it on Sundays and federal holidays. Saturday starts two hours later than a weekday, so we keep the loudest steps for weekdays.
Noisy steps get a weekday slot
Demolition, cutting and drilling go on weekdays where the plan allows, and you hear the order first.
Your building may differ
A community or condo may keep its own hours. Ask before a date is set.
PLACES TO START
Where an Irvine plan often begins
A few starting points. Most projects combine two or three of them.
Kitchen update
Cabinets, counters, lighting and an island, with plumbing moved only when the layout needs it.
Bathroom rebuild
A new shower, vanity and tile, with waterproofing and the older-home fixture rule planned first.
Patio doors and windows
A wider opening to the yard changes light and flow. Our Irvine project page, Sliding Glass Door Replacement, shows a multi-panel door in a slim black frame opening a living room to a patio.
Floors through the main level
New flooring across connected rooms, installed once the dusty work is over.
Living and dining rooms
Built-ins, lighting and finishes planned together so the shared rooms read as one space.
Whole-home refresh
Several rooms planned as one project, finishes last.
Associations
Why the association comes before the drawings
The city's Housing Element describes Irvine as a relatively new master-planned community whose homeowners associations monitor the outside condition of homes. Bulletin 222 draws the permit line: condo and townhome work in or affecting a common-use area is approved only with the board's written permission. Single-family homes are not held to that step, but the city advises association review for work that touches the exterior.
Condos and townhomes
Work in or touching a common-use area needs the board's written permission first. The city's examples include skylights, patio covers and attic work.
Detached homes
The advice targets work not wholly inside the house, such as additions, patio covers, new pools and enlarged windows.
THE FIRST FEW STEPS
Entries and storage that keep a home calm
In a townhome or condo the entry often does the work of a mudroom, a closet and a hallway at once. We plan the bench, hooks, lighting and floor together, so the first few steps into the home stay tidy.
- Bench and hooksA place to sit, hang a coat and set down bags.
- Light at the doorA sconce or ceiling light planned with the wiring.
- A floor that takes wearDurable material at the threshold, matched to the rooms beyond.

Attached homes and the order of work
Between 2000 and 2020, the Housing Element reports, Irvine's single-family units grew by 75 percent and multifamily units by 158 percent. If your home shares a wall, floor or riser with a neighbor, the order of work and the notices you owe the building change with it.
Open each wall once
Wiring, lights and plumbing for neighboring rooms are scheduled together, so a wall is not cut twice.
Notice before noisy or wet days
In an attached home, shut-offs and loud steps reach the neighbors, so word goes out first.

- 6Earlier plans, permit records or repair invoices
If the list feels long, send what you have. We fill in the rest at the visit.

Interior remodels are filed online
The application must be submitted online through the IrvineReady! portal. The page tells owners to check their HOA's approval process first and says condo owners must submit HOA-approved design plans. Listed documents include an application package, the city's remodel title sheet, floor plans and Title 24 energy forms; more items may be requested during plan check. For homes built before 1994 it refers to Bulletin 321 on water-conserving plumbing fixtures, and it cites South Coast AQMD Rule 1403 on asbestos work practices during renovation and demolition.

Associations and the city permit
Bulletin 222 (revised April 27, 2017) says condominium or townhome work in or affecting a common-use area may only be approved for permit on written permission from the HOA Board of Directors. For single-family homes, applicants whose work is not wholly within the home or affects the exterior are advised that Community Association review may be required. Approved plans carry a stamp saying a city permit does not relieve the applicant of the legal requirement to obtain Community Association approval.

FAQ
Remodeling questions in Irvine
Direct answers to what homeowners ask us most. If your question is not here, call or send a request.
- Irvine
- Permits
- Clear scope
Do you work in every part of Irvine?
Irvine is on our service-area list, along with Tustin, Costa Mesa and Newport Beach nearby. Send your address with the request and we will confirm the visit.
How does an Irvine remodel go to the city?
The city says interior remodel applications must be submitted online through its IrvineReady! portal. We help assemble the paperwork and tell you early which plans are likely to be asked for.
Does my HOA approve the work, or only the city?
They are separate decisions. The city stamps approved plans with a notice that its permit does not remove the need for association approval.
When can contractors work in Irvine?
Monday through Friday from 7 a.m. to 7 p.m. and Saturday from 9 a.m. to 6 p.m. Sundays and federal holidays are off limits, and your association may set tighter hours.
Does the age of my home change the plan?
It can. The city points homes built before 1994 to its water-conserving fixture bulletin and cites the air district's Rule 1403 on asbestos work practices. Tell us the build year at the first visit.
Is there an Irvine project I can look at?
The Projects section has a Sliding Glass Door Replacement in Irvine, with a large multi-panel door in a slim black frame that opens the living room to the patio. It is one example, not a promise of a particular look for your home.
